Real Estate Wholesaling with Brandon Barnes

Our guest for today, Brandon Barnes is a wholesaler in the Atlanta metro area. He is the owner of Mighty Estates, LLC-a family owned real estate solutions company based in Atlanta that focuses on helping homeowners find solutions for their problem whether going through a foreclosure, can’t sell property, or just to sell their house for all kinds of reasons.

Let’s dive right into the episode and learn how Brandon manages a seven figure entrepreneurial venture.

[00:01 – 06:23] Opening Segment

If you’ve ever wondered what it’s like to run a seven figure very lean entrepreneurial venture, then our next guest is perfect for you. His name is Brandon Barnes and he is a wholesaler out of the Atlanta Georgia metro area. If you don’t know what wholesaling is, basically he goes out find sellers who have motivation to sell a property, puts it under contract and then finds an investor to buy it from him. And he makes a spread somewhere in the middle.

It’s a very interesting low barrier to entry model, which means there’s a ton of competition. But Brandon has created a really cool system that just gets him rocking and rolling to the tune of seven figures in revenue a year. He’s also really perfected a system of how to do this efficiently and effectively.

However, real estate hasn’t always been Brandon’s career path choice. Before getting into real estate, he first experienced working for several big brands. Unfortunately, he also lost those jobs each time as the companies he worked for got bought by bigger companies. This has really changed Brandon’s mindset about job and financial security and we hope listeners who are experiencing the same challenge will be inspired by his story.

Even though Brandon’s initial plan was to follow his father’s footsteps and climb up the corporate ladder, growing up, he has also always known that he wanted to be an entrepreneur. So after he lost his job several times and was invited by one of his buddies to meet a real estate mentor, Brandon fully committed to real estate investing just after a month. Since then, he has never again looked back to applying for another job in the corporate world.

Like a lot of entrepreneurs, when he was younger, Brandon initially thought of saving enough capital for a start-up too. However, knowing how many people build wealth and success through real estate, he just grabbed the opportunity when it was given to him. Brandon shares he was like “This is it. This is absolutely that opportunity. I don’t have to invent anything. I don’t have to come up with some master plan or service.”

He also shares his successes in his first few months wholesaling– he got a contract just after sending his first 1000 post cards. Unfortunately, he did not get another one after sending his next 5000 but just continued to roll from there. Today, Brandon shares with us this very valuable piece of advice: “Magic sometimes happen in those outliers. But you know, you have to be consistent, regardless.”

[17:41 – 31:00] Speeding Up the Offer Process

In a business with a low barrier to entry model like what Brandon and his team are doing, you have to be able to come up with something that allows you to differentiate yourself from other real estate investors. In their case, Brandon share’s that it’s really their process that helped them reach their level of success. 

What’s unique about their process? Instead of cold calling their prospects one by one, Brandon shares that they use an auto-dialer. This is like a triple line dialer where you can actually call three lines at the same time. And as soon as one person picks up, you hold the two other lines. This allows them to go more quickly through a big list of potentially motivated sellers.

Additionally, instead of following the usual process of having an acquisition manager go on an appointment with the homeowners, Brandon and his team instead focused on simplifying and streamlining their process of how they generate leads and actually come up with the offers. As a result, this allows them to get so much more contracts than the average real estate investor gets. The best part? As it is the goal of every business to hit that seven-figure mark, Brandon shares this not-so-secret secret: “You cannot do a seven figure business without a team.”

Brandon shares that if you hire correctly, it will bring you more business. Because after all, we only have 24 hours a day. Being a business owner means that you have to divide your time effectively to so many tasks– tracking the number, making sure the marketing is going out, and so many other different things. Hiring people and building those strategic partnerships would mean that someone will be fully dedicated to a task or a set of tasks, allowing you to achieve more in shorter time, and scale your business more effectively.
